In my home inspections and at my PMS 101 (Preventative Maintenance & Safety) seminars, I feel that if I can educate the consumer, it will not only help them as a buyer or a seller of their homes, but it will make my job a lot easier if the houses are maintained and built to last. I especially enjoy working with first time home buyers and single women who are looking for a house to buy (or they already own a home) and teach them how to keep the house maintained so that when it comes time to sell, they can start with a higher asking price. Buying a car is like buying a house. (I know a little about buying a used car and have done so a couple of times.) It may run good and look nice on your test drive, but what condition is it really in? To find this out, I take it to my honest, trusted mechanic, who is very knowledgeable in this area of expertise and will give it the fine tooth comb inspection for approx $100. That $100 is WELL spent money in my mind (peace of mind). He has saved me on a lemon or two in the past.

Well, buying a house, whether it is new or pre-owned, is the same situation. If you are not TRAINED or not very knowledgeable about all the aspects of a house, the house may be nice looking, but is it REALLY doing what it should be doing?

Owning a car is not just keeping gas in it. Owning a house is not just mowing the lawn and painting the walls. You need to do more than just walk into your front door.

When outside, glance at the exterior walls for unusual signs of movement in the brick veneer, look for wood rot or water damage. Do the windows need new caulking? Are all the shingles still on the roof after that storm? Is the soil looking dry? Is there a crack beginning in the slab?

I am not in this business to become rich and famous. I am not looking at having the business run me, but me running the business. That's why I schedule no more than two inspections a day. You hired me to find out all I could about the property you are about to purchase, and believe me I will do my best to tell you everything I can so that you can make an informed decision before signing on the dotted line.
